Pattaya Expat Community
Pattaya has one of Thailand's largest expat populations relative to its size — a complex, diverse community that extends well beyond its famous nightlife reputation into a practical, affordable coastal city with strong international services.
Quick Answer
What is the expat community like in Pattaya?
Pattaya's expat community numbers an estimated 40,000–60,000 foreign residents — making it one of Thailand's largest outside Bangkok. The community is diverse despite the city's one-dimensional reputation: retirees (predominantly European), Russian-speaking expats concentrated in Jomtien, Korean and Chinese business owners, English teachers, and workers in the growing industrial sector in nearby Rayong and Map Ta Phut. The community has strong social infrastructure across sports clubs, national associations, and online networks.
Where Expats Live in Pattaya
Jomtien (south of Pattaya) is the most popular residential area for long-term expats — a 4km beach strip with condominiums, international restaurants, and a quieter atmosphere than the Walking Street zone. The Russian and Eastern European community is concentrated here. Jomtien Beach is cleaner and less crowded than Pattaya Beach.
East Pattaya(Soi Khao Noi and surrounds) has developed as the most practical residential area for expats with families — housing estates with gardens, Thai-language primary schools, easy access to Sukhumvit Road, and proximity to the highway to Bangkok. It's the area least associated with Pattaya's tourist identity.
North Pattaya and Naklua is a mixed Thai-expat residential area with lower tourist density. The Naklua Walking Street (separate from the famous one) is a local market. The Marriott and Amari are in this zone, which gives a sense of the slightly more upscale atmosphere compared to central Pattaya.
Expat Social Life and Services
The Pattaya Sports Club is a long-standing institution with a pool, snooker tables, and regular social events for the expat community. Pattaya City Expats Club meets weekly with speakers and networking. The British, German, and Scandinavian clubs all run regular events. Hash House Harriers Pattaya runs Monday social runs.
Golf is central to Pattaya expat social life — the city and Chonburi province have dozens of courses and golf societies run tournament series throughout the year. Muay Thai gyms (including the famous Fairtex camp) are another sporting focal point. Pattaya's deep-sea fishing community is the most active in Thailand, running regular offshore charters.
Bangkok Proximity: A Major Pattaya Advantage
International Schools and Families
Pattaya has a growing number of international schools serving the expat community. Regents International School Pattaya offers a British curriculum for ages 2–18. St Andrews International School and Thai-Chinese International School are other options. Fees are lower than Bangkok or Phuket equivalents at 250,000–500,000 THB annually.
The perception of Pattaya as unsuitable for families is overstated for those willing to choose their neighbourhood carefully. East Pattaya and Jomtien are practical, affordable, and reasonably family-friendly. The beach, theme parks, and proximity to Bangkok give a family lifestyle that, while different from Chiang Mai or Phuket, has its own character.
