One-bedroom apartments in the Nimman and Old City areas cost 8,000–16,000 THB per month. Condominiums with pools run 12,000–22,000 THB. The longer you negotiate a rental, the better the rate — monthly rates for stays over 6 months can be 20–30% lower than headline prices. The city's main drawback for year-round living is the smoke season (February to April) when air quality can become a serious health concern.

Chiang Rai: Cheaper Than Chiang Mai

Chiang Rai, two hours north of Chiang Mai, is noticeably cheaper and has a smaller but growing expat community. Rents are 30–40% lower than Chiang Mai for comparable apartments. The city is smaller, has fewer restaurants and activities, but for those who want a quiet life in a cool climate with access to a beautiful region, Chiang Rai offers remarkable value.

Bangkok: Cheap Locally, Expensive Comparatively

Bangkok is expensive by Thai standards but remains competitive against major Western cities. The city has an enormous range of accommodation — from 5,000 THB studio rooms in outer districts to 50,000+ THB luxury condos in prime Sukhumvit. Street food and local restaurants cost 50–120 THB per meal; international restaurants cost 300–600 THB per main course. The BTS Skytrain and MRT subway make large parts of the city accessible without a vehicle.

Monthly living costs in Bangkok for a comfortable expat lifestyle typically run 45,000–80,000 THB. Bangkok compensates with unmatched amenities — the best hospitals, highest salary potential (for those working locally), the greatest range of food and entertainment, and the most international connectivity of any Thai city. For those who can work remotely, the cost advantage of Chiang Mai makes it a more popular choice than Bangkok.
