The most common mistakes fall into three categories: legal and visa issues, financial mistakes, and cultural misunderstandings. Understanding these before you commit to a long-term stay can save significant money, legal trouble, and personal distress.

On visas: the most dangerous mistake is attempting to use consecutive tourist visas or visa exemptions for long-term residence. Thai immigration has become increasingly strict about this, and frequent border runs can lead to entry refusal — a situation that is both disruptive and embarrassing. Get the right visa for your situation: the DTV for remote workers, the retirement visa for those over 50, or a work permit visa if employed. On finances: keeping all your money in a single Thai bank account without offshore backup is risky; banks have occasionally frozen foreign-owned accounts pending documentation reviews. Do not put large sums into property through informal arrangements without a lawyer — the number of foreigners who have lost deposits and full payments through improperly documented transactions is significant. Never sign a contract in Thai that you have not had translated by an independent party. On culture: the concept of face (saving dignity in public) is critical in Thai social interaction — public confrontations, raised voices, and aggressive behaviour cause deep offence and are counterproductive in any dispute. The hierarchy of age and status matters in ways that Western expats accustomed to more egalitarian workplaces and social structures sometimes miss. Learning basic Thai — even just hello, thank you, and numbers — earns genuine goodwill that makes every interaction easier.
